While our apartments are rented without furniture, we've partnered with CORT Furniture Rental to make furnishing your new space effortless. Choose stylish pieces, flexible lease options, and fast delivery-everything you need to feel at home from day one.

Pricing and Fees

The standard security deposit is $500 up to one month's rent, depending on your screening report. It's a one-time cost, and your leasing team can walk you through exactly what to expect.

Our apartments are cable-ready, so you can choose the Wi-Fi provider that best fits your needs. Whether you work from home, stream your favorite shows, or just want a reliable connection for daily life, you have the flexibility to pick the service that works for you.

Rent payments can be made online through the Resident Portal, giving you an easy way to manage your monthly payment from home or on the go.

Application and Leasing

When you’re ready to apply, head to the Floor Plans page and take a look at our available studio and one-bedroom apartments. Once you find the home that works for your routine, click “Availability,” then choose “Apply”. From there, you’ll enter details like your preferred move-in date and lease term, then click “Apply Now” to continue through our secure online application process.

Yes, a fee is charged per applicant to cover background and credit screening. Contact our leasing office for the current fee amount.

Please be prepared to provide the following:

  • Current government-issued photo ID

  • Proof of income (pay stubs, offer letter, or bank statements)

  • Employment verification or employer contact information

  • Rental history and landlord contact information

 

Our leasing team will send you the complete checklist when you're ready to move forward.

The standard income requirement is a combined household income of at least 2.5 times the monthly rent. If your income doesn't meet that threshold on its own, a guarantor may be an option. Contact the leasing team for details. 

The Diplomat offers lease terms starting at 12 months.

Subleasing is based on your individual lease agreement and applicable DC tenant law. Before making any arrangements, please review your lease carefully and contact our leasing office to talk through your request. Our team will be happy to answer your questions and help you understand what may apply under your specific lease terms.

Yes, renters' insurance with a minimum of $100,000 Liability coverage is required to help protect your home and belongings in your apartment. You will be asked to provide proof of active insurance before moving in. If you have any questions about the coverage needed, our leasing team will be happy to walk you through the details.

The leasing office will reach out before your required notice period with renewal options. You won't need to figure it out on your own; we’re here for you.

In Washington, DC, rent control limits how much a landlord can increase your rent each year. That means your rent increases are regulated, which can make for more predictable costs over time

Pets

Yes, we’re proud to be a pet-friendly community and welcome both cats and dogs at The Diplomat. You may have up to two pets per apartment, though certain dog breed restrictions apply. Before applying, please contact our leasing office so we can help confirm whether your pet meets the policy requirements.

Yes, pet fees do apply. Cats and dogs each require a one-time $500 pet fee, along with $55 per month in pet rent per pet.

Your apartment at The Diplomat is designed to support everyday life with your pet. Our studio and one-bedroom layouts give you a comfortable place for morning routines, afternoon naps, and time together at home.

Yes, there's a shared laundry room on-site, as well as Dryy Drop lockers for dry-cleaning and laundry service.

Yes, we provide secure on-site bike storage, giving you a simple place to keep your bike between rides around Adams Morgan

Yes, our apartments are cable-ready, so you can set up high-speed internet with the provider that works best for you.

Parking

Yes. Residents can use on-site parking for an additional monthly fee. Contact our leasing office for current rates.

Move-In and Move-Out Support

Move-in costs typically include your first month's rent and security deposit. Our leasing team will provide a full, transparent breakdown of all upfront costs in your lease documents before you sign.

We want to make you feel at home and to make your place your own, but some restrictions apply. Before painting, hanging items, or making any modifications, check your lease agreement or ask management. We're happy to clarify what's allowed. Keep in mind, it is essential that your home is returned in the same condition it was received.

We understand that plans can change. If you need to end your lease early, please contact our leasing office as soon as possible so our team can walk you through the next steps and help you understand what your lease requires.

Your lease will specify the required advance notice of 60 days in writing. At move-out, we'll conduct a walkthrough of your apartment and provide a checklist ahead of time to help you maximize your deposit return.

Under DC law, landlords are required to return security deposits within 45 days of the lease end date, along with an itemized statement of any deductions. Leaving your apartment in good condition and providing your forwarding address are the two most important things you can do to speed things along.

Maintenance and Requests

Log in to the resident portal to submit a maintenance request at any time. You can also contact the management office during business hours.

Our team works to address routine requests as quickly as possible. Emergency maintenance is available 24/7, so you're covered no matter when something comes up.

Community and Lifestyle

Quiet hours are enforced from 10 p.m. to 7 a.m. to ensure all residents feel comfortable and at home here.

The Diplomat is part of DC Public Schools (DCPS), the traditional public school district for Washington, DC, and sits in Ward 1: Adams Morgan's home ward. Families here have two well-regarded elementary schools within easy walking distance, one of which offers a dual-language Spanish program, plus a clear pathway through middle and high school. The in-boundary schools for this address are:

  • Marie Reed Elementary School (PK–5) (includes dual-language Spanish program)

  • H.D. Cooke Elementary School (PK–5)

  • Ida B. Wells Middle School (6–8)

  • Cardozo Education Campus (9–12)
